  • The chalets and apartments are only reserved for the number of people stipulated in the reservation confirmation. Subletting is expressly prohibited. The Accomodations, as well as all other facilities and convenieces, are exclusively for the use of our registered guests.
  • All accomodations are reserved as requested by our guests. However, we do reserve the right, if urgently needed, to assign an alternate accomodation of an equivalent type.


Well-being and a high-quality vacation experience are the focus of everything we do for our guests. We constantly strive to provide our valued guests with an unforgettable setting for their vacation. Should you have any additional questions or concerns, we are always more than happy to assist. Please let us know if you have any personal wishes - we will be glad to take care of them for you.


We ask our guests to treat the chalets and apartments with care and to ensure that fellow travellers and relatives also comply with these house and facility rules. Windows and doors must be closed when leaving the accommodation in order to avoid damage that may be caused by bad weather. The landlord is not liable for the tenant's valuables.


Our chalets & apartments are not a party location.

In the spirit of good neighbourliness among the various tenants (family holidays, those seeking peace and quiet, bon vivants, stag parties, etc.), we ask that you keep a reasonable volume at the pool, on the terrace or balcony and garden at all times of the day, i.e. loud music or bawling are prohibited at all times of the day.
Between 10:00 PM and 7:00 AM the night's rest is to be observed, i.e. music is prohibited in the outdoor area, music and conversations at room volume are alllowed in the indoor area. In case of disregard after a warning, we unfortunately see ourselves forced to expel you from the accommodation.


Of course, no guest intentionally damages things, but it can happen to anyone that something gets broken. We would expect you to inform us of the damage that has occurred so that we do not have to discover it only after your departure during the final cleaning. As a tenant, you are liable for damages to the extent of the replacement costs and the work involved. However, in most cases this is covered by your insurance.
Don't worry: we don't immediately charge for every glass or broken plate.


A security deposit of € 100,00 per person is required upon arrival!

This amount can be blocked from the credit card (the reservation will be cancelled until 21 days after arrival) or deposited in cash (transferred back until 10 days after departure). It will be paid back, provided that there are no damages or complaints. Damages discovered only after your departure may be charged separately, irrespective of the return of the deposit.


Our prices are exclusive of local tax (€ 1.50 per person per night from the age of 15).


Pets are only allowed in the Forest Cabin (Waldhütte) and Mountain Lodge Alpenrose and must be registered in advance. We thank you for your understanding!


  • Deposit: 30 % of the total amount due with your booking
  • Final Payment / Second Deposit: 2 weeks before arrival
  • For last minute bookings the deposit is 100 % of the total amount at the time of booking


Your reservation will be fixed upon receipt of deposition.


  • Check-in between 4:00 and 6:00 PM - If you expect to arrive later, please let us know in advance.
  • Check-out by 09:00 AM on departure day.
  • Early Check-in or late Check-out are only possible by prior arrangement!


The private SPA in the chalets or apartments with sauna and whirlpool is reserved exclusively for the use of the respective guests of this accommodation. Times of use: 09:00 AM up to 10:00 PM


You can withdraw at any time of your booking made by written notice and upon payment of the cancellation fee prior to arrival. Since it is usually impossible for chalets to find an alternative date at short notice, please understand for our increased cancellation policy. 


Cancellation charges are calculated as follows:

  • From booking confirmation until 91 days prior to scheduled arrival. The deposit will be retained as a cancellation charge.
  • 90 to 51 days prior to arrival date 50% of the total amount as a cancellation charge
  • 50 days or later prior to arrival date, or in the event of premature departure 100 % of the total amount as a cancellation charge
  • The right of revocation according to § 18 para. 1 item 10 FAGG does not apply.
  • All other aspects of the reservation are handled in accordance with Austrian Hotel Contracting Conditions (ÖHVT). Hotelvertragsbedingungen
  • Jurisdiction in the case of dispute: Zell am Ziller
  • Receipt of your deposit indicates your acceptance of our booking conditions as stipulated.


There's always something that could happen: 
In addition to cancellation protection, Hotel Cancellation Plus from Europäische Reiseversicherung AG offers assistance and support with regard to your stay – such as in event of trip interruption, involuntary holiday extension or accidents.

Europäische Reiseversicherung offers cancellation cover also in case of COVID-19 illness despite pandemic status!

The insurance covers the following reasons (Covid-19) in case of cancellation or interruption of the trip by the guest:

  • because you suffer from COVID-19 symptoms
  • because you have been found to have an elevated temperature measured, even if a later test result is negative
  • because you were tested positive for COVID-19 without showing symptoms
  • because a close relative or a person living in the same household has contracted COVID-19 and your urgent presence is required
  • because a close relative in the same household has contracted COVID-19 and you must therefore be quarantined
  • because you are unable to travel as a result of your illness during your stay. Covered are costs within the limits of involuntary extended accomodation
